A builder's agent has the builder's best interests in mind, while a buyer's agent will have your best interest in mind. It makes sense, right? The builder's agent works for the builder.
However, a buyer's agent works for you, the buyer. But what is a buyer's agent, exactly?
In any real estate transaction when two parties are involved, one side works for the seller and one side works for the buyer. A buyer's agent is specifically designated to work with you and, assuming she is a REALTOR, must act with your best interests in mind.
When buying a new construction home, your buyer's agent is able to help you in potentially negotiating extras - and sometimes price - recommending financing, overseeing inspections and negotiating pre-closing repairs, among other things.
So if you are planning to purchase a new construction home, first hire a buyer's agent who will have your best interests in mind throughout the transaction.
